Las Campanas Update

Dear Las Campanas Owners,

 

WINTER WEATHER EXPECTED THIS WEEK

 

It’s hard to believe, but our balmy fall weather is in for an interruption!  The weather forecast for Monday has temperatures well below freezing on Monday night with the possibility of snow.

 

The Las Campanas Maintenance staff has begun the process of turning off all irrigation to prevent freeze damage.  Please take all necessary steps to protect your systems and your plants.

 

TIME CHANGE AND LIGHTING

 

The time change to standard time (fall back) is on November 1st.  If you have any lights on timers – especially those that are exterior lights – please adjust those clocks so all exterior lighting is compliant with our Dark Skies rules.  All exterior lights must be off at 11 pm.

 

ROAD PROJECT COMPLETED – STRIPING TO BEGIN SOON

 

The road improvement project went very well with minimum disruption to the community.  The only remaining task is to re-stripe the stop bars, lane markers, crosswalks, etc.  This will begin soon – if the weather cooperates!

 

We are in the process of evaluating the final work and can use your help.  If you have any areas that appear less than satisfactory, please let us know by emailing our general mailbox by clicking HERE.  This will help us ensure that we inspect all of the areas that may need additional work.  Keep in mind that this product has aggregate within it, and it is normal for there to be loose particles on the road surface.

 

This project has allowed us to extend the useful life of our roads and reduce the funding levels of our reserves for road resurfacing in future years.  We intend to continue this process next year so all of our roads will be on a cycle of resurfacing with micro-slurry every 7 to 10 years.  The roads are our most valuable community asset.  This method of maintenance with annual crack sealing and regularly scheduled micro-slurry applications help us to maintain the road surface and avoid costly re-paving with new asphalt.  Thank you for your patience and cooperation!   

 

ELECTION UNDERWAY FOR BOARD OF DIRECTORS

 

By now, you should have received the paper ballot packet.  If you have not mailed those in, do so immediately or they will not be counted!  The deadline is noon on Wednesday the 28th and the mailing goes to Florida, so do not delay.  This is allowing those that prefer paper ballots to utilize our traditional method of voting.  So far, we have received 140 paper ballots.  Of course, online voting is our primary method of voting, and we have already seen about 283 ballots cast using our new system with Vote-Now.com.  There is yet another way to vote – by telephone.  We have had 4 Owners that have used that service.  For instructions on these choices, please consult the documents included in the packet.  If you have any questions or need a resend of the email link to vote online, please feel free to contact Chip Munday at 505-204-7836 or by email at cmunday@lascampanasowners.com.

 

BOARD MEETING SCHEDULED FOR TUESDAY, OCTOBER 27TH AT 2 PM

ANNUAL MEETING OF THE MEMBERS SCHEDULED FOR WEDNESDAY, OCTOBER 28TH AT 2 PM

 

The final meeting of the current Board of Directors will take place on Tuesday, October 27th at 2 pm.  We have moved this to Tuesday to avoid multiple meetings on the day of the Annual Meeting of the Owners, which takes place the following day.  Due to the New Mexico Emergency Health orders, all of the meetings will take place virtually.  To register and attend those virtual meetings, please visit our website by clicking COMMUNITY NEWS.  There you will find the links to register for both of those meetings within the respective articles and see the agendas and other documentation.
